The project required precise strategy, design, engineering and construction to make a technically restricted building viable for modern laboratory use.

The building presented several constraints: a tight slab-to-soffit depth, limited existing MEP infrastructure, a footprint that resisted straightforward subdivision, and a complex group of stakeholders with differing needs. The client also required a rapid turnaround and a clear strategy to control cost and risk while ensuring readiness for a multi-tenant science community.

Budget pressure, speed-to-market and technical limitations meant that every design decision had to be highly efficient, coordinated and aligned with the space’s operational future.
