First-Step by journey is a 18,000 sq ft multi-tenant life sciences building in central Cambridge, transformed by Inuti into a fully fitted CL2 laboratory hub designed specifically for start-ups and scaling science and tech companies.

First-Step by journey is a 18,000 sq ft multi-tenant life sciences building in central Cambridge, transformed by Inuti into a fully fitted CL2 laboratory hub designed specifically for start-ups and scaling science and tech companies.



What was once a traditional office has been transformed into a bright, modern and state-of-the-art scientific environment, complete with fully operational labs, dedicated write-up spaces and shared amenities, ready for use from day one. The project tackles one of Cambridge’s most pressing challenges, the shortage of affordable lab space starting from as small at 500 sq ft. By providing a central hub, it enables early-stage teams to launch, grow and stay fully embedded within the city’s vibrant innovation ecosystem.
To make a constrained office structure viable for CL2 laboratory use, Inuti delivered a full feasibility, design, engineering and construction programme that de-risked every decision. Early modelling, intrusive surveys and coordination workshops established how to integrate new ventilation, drainage and electrical infrastructure, including a new 600A LV supply, into a compact footprint without compromising performance.
Dense MEP systems were threaded through coffered ceilings and exposed service routes with millimetre accuracy, achieving a level of technical coordination and visual clarity uncommon in retrofit laboratory buildings. This integrated approach enabled full programme certainty while preserving a clean, contemporary aesthetic throughout.
