Brydell Partners appointed Inuti to repurpose a former crop science site in North Cambridge into “Co-Labs”: a flexible, design-led incubator for early-stage scientific ventures.
The 7,500 sqft refurbishment was delivered in phases, with scope covering feasibility, M&E upgrades, laboratory fit-out, and reconfiguration of shared spaces to encourage collaboration and tenant scalability.
The project responds to the increasing demand for startup-friendly laboratory environments in an underserved part of the city - pairing developer ambition with a modern, community-focused design ethos.

The site’s low ceiling heights and architectural constraints required inventive M&E design, including shared services integration and compact fume cupboard installations.
We created adaptable lab spaces with robust benching and equipment zones, balancing technical rigour with an aesthetic and spatial quality that encourages innovation and informal interaction — a hallmark of the Co-Labs vision.
